Houzeo in Denver, Cash Offers, Listing Plans and What They Cost
Some Denver sellers want to list cheaply and keep more of the price. Others want a cash buyer and a fast exit. Houzeo pitches both, which is why a search for Houzeo Denver cash offer pulls up a cash page and a flat fee listing site side by side. It's easy to blur the two together, even though they work in very different ways.
This review separates them. You'll see how Houzeo's cash offer page for Denver works, what its listing plans cost and which questions its site leaves open. Every fact comes from Houzeo's own pages unless another source is named. A local cash buyer gets a short look first, since it's a useful yardstick.
Why LVN Real Estate Stands Out
LVN Real Estate buys Denver houses for cash, and it's been doing so since 2015. It's a locally owned company, it calls itself veteran-owned, and its founder, Kyle Doney, is named by the BBB as owner. The BBB rates it A+ and has listed it as accredited since August 2017.
Here's the main difference from a marketplace. LVN isn't a network of outside investors. It makes its own offer and says it buys with its own cash, then repairs and resells the house or rents it out. You pay no commissions and no fees, and its FAQ says it'll often cover the closing costs too. It buys houses, condos, townhomes, duplexes and multi-family homes in any condition.
You can close in as little as 7 days or pick a later date that fits your move. LVN shows 4.4 stars from 78 Google reviews as of October 2026. One seller, Lîsa Rosetta, put it simply: "An easy way to sell your as-is home."
How Houzeo's Denver Cash Offer Page Works
Houzeo doesn't buy homes on this page. It runs a marketplace. The Denver page describes "a vetted network of cash home buyers in Denver" and says, "Every investor is pre-vetted and verified, protecting you from title fraud and bad actors." It doesn't name a single buyer in that network.
A Houzeo Denver cash offer starts with a short form about your home. When you click the button, your details travel. The page says, "By clicking Get Cash Offers, you consent to Houzeo sharing your info with our partner cash buyers." Expect calls or emails from investors you haven't met, and plan to vet each one yourself.
The page says most buyers send offers within 24 to 48 hours. As for cost, it's clear: "Getting a cash offer through Houzeo is free." It also promises "$0 hidden fees." The page doesn't explain how Houzeo gets paid by the buyers in its network, so that's a fair question to ask.
A Marketplace Offer Versus a Direct Offer
A marketplace and a direct buyer can both hand you a cash number, yet the paperwork behind them may look quite different. With a marketplace, the investor who signs the contract might not be the company that ends up owning the house. Colorado's standard CBS1 contract says it "IS NOT assignable by Buyer unless otherwise specified in Additional Provisions." If any buyer, from a network or not, adds an assignment clause, ask why, and ask who would actually close.
Vetting is the other difference. Houzeo says it screens its investors, which is useful. Still, you'll want each company's legal name, its BBB profile and its recent Google reviews before you let anyone walk through the house.
How Fast a Houzeo Cash Sale Closes
Closing times on the page don't agree with each other. The top banner says you can close in as little as seven days. The FAQ says seven to 14 days, and a comparison box says seven to 15. None of these is a promise from a named buyer, since each investor in the network sets its own terms.
The page also gives two different ranges for how cash offers compare to a home's value, and it shows no data behind either one. Treat both as marketing. Your real number is whatever an investor puts in writing after seeing the house.
What Houzeo's Listing Plans Cost
The other half of Houzeo is flat fee listing, where you pay a set price to get on the MLS and handle much of the sale yourself. Its pricing page shows four plans:
Houzeo flat fee listing plans, per its pricing page
| Plan | Upfront | At closing |
| Bronze | $399 | $0 |
| Silver | $449 | 0.5% |
| Gold | $479 | 1% |
| Platinum | $499 | 1.25% |
A $999 minimum listing agent commission applies at closing on the Silver, Gold and Platinum plans. Houzeo adds that prices are lower in states with an established network, "while they may be higher in less active regions." The pricing page doesn't show Colorado prices. Keep in mind that a flat fee covers the listing side only, so a buyer's agent fee, title costs and repairs can still come up.
The Colorado License Question
This is the point to raise before you sign up for a listing plan. Houzeo's Denver page and homepage footers show brokerage licenses for Alabama and Texas only. We didn't find a Colorado license on its site. Ask Houzeo which Colorado broker would list your home and under what license. The answer should be easy to give, and you'll want it in writing alongside the plan you choose.
Houzeo also publishes a blog post naming what it calls the six best companies that buy houses for cash in Denver. We couldn't open that post, so we can't say which companies made the list.
Who Houzeo Suits
Houzeo can work for a hands-on seller with a home in good shape who wants MLS exposure for a low upfront price. It can also suit someone who wants several cash offers at once and doesn't mind sorting through calls. If that's you, take each offer to a title company you trust and read every line. If you've never handled showings, buyer questions and disclosure forms on your own, think hard about how much of that work a flat fee leaves on your plate.
It's a weaker fit when the house needs heavy repairs, when you're short on time or when you'd rather talk to one company you've already checked. A probate sale, a rental with tenants or a house with foundation trouble can turn a stack of offers into a stack of questions.
Questions for Houzeo, LVN or Any Buyer
- Which company will be the buyer of record, and will you confirm it in writing?
- How much earnest money goes to the title company?
- What could change the price after the walkthrough or inspection?
- Who pays the closing costs, item by item?
LVN should answer these too. It doesn't publish an earnest money amount, and it says it often pays closing costs rather than always, so get its terms on paper before you choose.
The Bottom Line
A Houzeo Denver cash offer costs nothing to request, and the listing plans are cheap. Houzeo gives Denver sellers a low-cost listing tool and a free way to collect cash offers. The cash offers come from investors you haven't met, though, and the site doesn't show a Colorado license for its listing side. If you'd rather work with a Denver buyer you can check first, call LVN Real Estate at 720-259-9274. It takes houses as they are, charges no fees or commissions and lets you choose the closing date. |
