From Nashua to the Seacoast, the Places and Properties IPS Cash Buys

Say you own a cape in Hudson, a rental in Manchester and a wooded lot an uncle left you up near Conway. You'd rather make one call than three. Before you pick up the phone, it helps to know whether a buyer really works where your property sits. If you've been searching the IPS Cash service area for New Hampshire, Massachusetts and Maine, this overview maps what the company says it covers and what it buys.

IPS Cash is the trade name of Inherited Property Solutions LLC. It works out of a single office at 21 Temple Street in Nashua. The company has been buying New Hampshire houses since 2016, and the Better Business Bureau rates it A+, with accreditation dating to 2024. In October 2026, its Google listing averaged 4.8 stars over 172 reviews.

New Hampshire Comes First

Everything starts in Nashua. The company's Nashua page calls the city "our busiest market in Hillsborough County" and then admits that "the offers rarely stop at the city line." That same page names Hudson, Litchfield, Merrimack, Hollis, Amherst, Milford and Pelham as nearby towns. Hudson sits three miles east.

From there the map widens. IPS Cash says it buys across the whole state, though most of its activity lands in three southern counties. Those are Hillsborough, Rockingham and Merrimack. Its homepage lists nine counties in all, adding Belknap, Carroll, Cheshire, Grafton, Strafford and Sullivan.

The company keeps separate pages for 14 New Hampshire cities and towns. Here's how they group, along with a few of the towns each page names nearby.

A couple of those pages speak plainly about where the work comes from. The Exeter page says, "Most of the Rockingham County houses we buy sit within a few miles of Exeter, NH." Out west, the Claremont page calls that city the place "where a lot of our Sullivan County offers start, but not where they stop." In a blog post, the company describes buying "from the Seacoast to the White Mountains."

So a seller in a small town without its own page isn't shut out. If your town sits near one of these cities, ask. The office will tell you quickly whether it buys there, and whether someone can get out to see the place within a few days.

Distance matters more than people think in a state this long. A visit to a Nashua ranch is a short drive from the office, while a camp near Conway or a house outside Claremont takes a good part of a day to reach. When you call from up north, it's fair to ask how soon a team member could walk the property and how they'd handle the closing paperwork from a distance.

Across the Line in Massachusetts

Nashua's page points out that "Lowell is just across the Massachusetts line." That closeness explains a lot. IPS Cash also buys in eastern and central Massachusetts, and its Massachusetts page names seven counties. They are Worcester, Middlesex, Essex, Suffolk, Norfolk, Bristol and Plymouth.

It has written pages for 33 Massachusetts cities. Lowell, Haverhill, Lawrence, Fitchburg, Leominster, Worcester and Boston are among them. There's no Massachusetts office, though. Those sales run from the Nashua team.

A Smaller Reach Into Southern Maine

Maine is the narrowest part of the map. The company's service area page says, "We serve two Southeast counties in Maine." Those are York and Cumberland. It has one Maine city page, for Portland, which names towns like Falmouth, Cape Elizabeth, Scarborough and Old Orchard Beach.

There's no Maine office or Maine staff on its site. If you're selling in York or Cumberland County, ask how a closing there would be handled and who would see the house.

What IPS Cash Buys in Those Places

The list is wider than most people expect. IPS Cash buys houses, condos and townhomes. It takes duplexes and two-family homes, plus land. It also buys mobile homes, whether single-wide, double-wide or modular, and whether they sit in a park or on private land.

Its Nashua page gets specific: "We buy tired rentals, inherited two families, houses with knob and tube nobody wants to touch." The service area page adds fire damage, hoarder homes, unfinished builds and condemned houses to the list.

Condition doesn't need fixing first. You skip repairs and cleaning, and you can leave behind whatever you don't want to move. Tenants can stay in place, too, if you're a tired landlord.

How a Sale Runs From the Nashua Office

The steps stay the same whether the house is in Nashua or Scarborough. You reach out, and someone from the team comes to see the property. IPS Cash says it aims to get a cash offer to you within about 24 hours, usually after that visit. The offer is free, and you're under no obligation to take it.

You won't pay commissions or fees. IPS Cash covers closing costs and builds them into its offer, so you don't bring cash to the table. Closing can happen in as little as 7 days. You can also pick a date up to about 60 days out, and you can ask about an occupancy agreement if you need to stay a bit after the sale.

Keep the trade-off in view. IPS Cash makes cash offers on houses as-is, and its number reflects condition, repairs and nearby sales. That puts it below full market value. A few sellers have also reported the price moving after a walkthrough or inspection. Before you sign, ask what could change the number, how long the inspection window runs and what cancellation rights each side holds.

What Sellers Have Said

Sara Fogg sold from out of state and wrote on Google, "We had a wonderful experience working with IPS Cash on the sale of our home in New Hampshire." Emerlyn Tavarez put the local angle simply: "It was great working with a local New Hampshire company that actually understands the area."

A Quick Fit Check

IPS Cash fits best if your property sits in southern New Hampshire, and it still covers the rest of the state. It's worth a call if you're near Lowell or Haverhill, or in York or Cumberland County in Maine. Outside those areas, look for a buyer closer to home.

If you're inside the map, a short conversation costs nothing. Get the offer in writing, read the terms slowly and compare it with what an agent might net you. Then decide on your own schedule.
